As your architect, my services can encompass the full lifecycle of your project:
DESIGN
Schematic Design: Develop initial concepts (drawings and sketches) and secure your approval.
Design Development: Refine the approved design with detailed drawings, material samples, and coordination with consultants (structural, mechanical, etc.). Secure your final approval.
Interior Design: Comprehensive services including lighting design, material selection, and furniture/furnishings procurement.
PRE-DESIGN
Site investigation and existing conditions confirmation.
Property survey and background drawings.
Investigation of relevant zoning, building codes, and landmark guidelines.
Finalize project scope.
CONSTRUCTION DOCUMENTS
Construction Documents (CDs): Detail all aspects of construction for pricing and building.
Bidding Management: Issue CDs, review bids, and present them for your approval.
Prepare and submit all documentation for building permit approval.
CONSTRUCTION PHASE
Review contractor submittals (shop drawings, samples) for compliance.
Conduct site visits to verify construction adheres to the CDs.
Review contractor payment applications.
Manage project closeout, including punch list, occupancy sign-off, and move-in assistance.
